From the Board meeting:
Proposal:
1. TOB to purchase 5 acres for 5 million 2. acreage contains the Packard Building 3. TOB takes down Packard at their expense 4. fields /Parking / bathrooms to be built 5. NO lights 6. District keeps 3.5 acres 7. District would like to build a small building, however due to poor financial climate this will be put off. 8. Additional meetings between District and TOB to continue in NOV 9. Open Community meeting with TOB could be mid Dec. 10. ALL BOE members are in agreement
very positive meeting. TOB seem to really want this to happen, but want to see the community get behind it. If you want it, that will be our responsibility to rally our neighbors.
There are still no concrete solutions for the wrestling room or gym time currently at Packard. However, it was mentioned that the wrestling room could be moved back to the HS.

Meeting did seem to go smoothly. I would want some real estate experts give an honest assessment of the selling price. Land in Nassau is at a premium and we should get top dollar. I am in favor of selling as long as we get that. I don't think there will be adequate space for the wrestling team - without dismantling the weight room. That will be a problem. I'm sure our ace athletic director will figure it out. Someone better find him so we can ask him. I believe we need to get a deal done - one that is fair to the residents - that land is valuable and we need to be cautious - i know some don't like that - some want to sell at any price. Caution is the key.

Caution is the key. Bman, I understand what you are saying, and I agree we should get top dollar. However, if no one is offering top dollar, you need to take the next best thing. In my opinion, if we wanted to put homes there, we probably could get top dollar. If we wanted a commercial building maybe, but we don't. We want fields and to have the building taken down. You have to add that demolition cost into the equation. They can't just send a wrecking ball in, so there is a high cost to it. I believe I heard 2-2.5 million but I could be wrong. So the town is dumping maybe 7-7.5 million into Plainedge for 5 acres PLUS the cost of putting in the fields, parking and bathrooms... not a small piece of change.

$2mm might be low depending of whats in the building so the demo costs could skyrocket. That is a huge part of the deal. Demolition costs transfer to the town.
On getting the best deal, keep in mind that just ONE full size football/soccer turf field costs $700k to $1mm to install.
Since this will be essentially a full turf facility (see Walker park in Hicksville) there are additional MILLIONS OF DOLLARS COMING Plainedge's way...

Good points are being made here and I agree. I just don't want a plan put in place that occurs only because the other plan did not - and as a result - we get shortchanged. I also wonder where the town will get the money to complete this project. We just might be paying for it - we just won't realize it. lol- Of course, everything the town does- we all pay for it! If the "experts" feel it is a good deal- I'll back it 100% One question - no sure if it came up at meeting - I had to leave: As a town field, how does it get assigned- would Plainedge residents or teams get first chance to use it? Would the farmingdale residents across the street equal access for their town teams? I'd hate to see other outside groups getting the fields our leagues need. I tried to call the AD to find out what plans he would have for the wrestling team - of course he was not in.

From what they said last night, the money is coming from a 30m bond TOB floated last year, so they have the funds.. so yes.. we along with all TOB residents are paying, BUT.. we have also been paying for ALL the other fields the town has done. It's our turn now.... Good question on the field rights... should be asked at next meeting. BTW.. did you try his HOME IN FLORIDA ? just kidding.....

I'm hearing that an agreement has been reached with the TOB. Is this true?
We sell part of the land and they build the fields and put up a small building???
Anyone have any more details?

Here is information on the TOB/BOE proposal for the Packard property: Proposal outlined in the October BOE Meeting:

Highlights from the January BOE Meeting where the TOB representatives were present are:
1. The School District's architect did come up with a draft design for a building which would include a gym (full basketball court) and community meeting room. 2. The School District and TOB are meeting next week to continue their discussions on how to divide up the property exactly, look at the architect design, continue the contract discussions, etc. It seems the dialogue is ongoing and they are addressing all the different items. 3. The BOE and TOB hopes to have a community meeting in late February if they can have all the details ironed out by then. 4. The BOE has expaned thier environmental impact study to the PHS impact for such things as moving the wrestling room back to the HS and the fact that more students will likely be at PHS after hours, etc. 5. The BOE hopes that they can put this to a community vote on June 29, 2009.

In this economy we need to make this deal. We are getting killed on upkeep. Of course maybe we can get Obama to give us money for low income housing. Now thats an idea!

Coward move with no signature on whoever's part....not to mention also trying to make it appear as if it were generated and circulated by the sports groups - which everyone knows it wasn't. And on top of that, the Sports groups all know the names of those in their membership and the community.....Last time I checked my group's member database, none of them were named "Resident".
I'd say good try....but its neither good, nor even a try. I'll go with Epic Failure.

I never saw one of these...no big loss.
From the people I speak to...even some sports parents that were against it the first go around...everyone seems to agree it needs to get done.
Lets hope and finally get rid of the "money pit".
