Go, I agree. We're all passionate on this issue for the right reason...The kids. I happen to think we can get the town to kick in more so we can spend it on programs and repairs and such. The others, I guess don't believe so. They have that right. I have a background in real estate as a realtor so I know that we're getting screwed over on the cash side of the equation of the swap. As I've mentioned in the past, I live across the street from that dump we call Packard and I truely would love to have that park instead of the eyesore. So I have more of a personal stake in the deal going foward then it not as it would increase my property value. I don't like getting played for a sucker and feel that is how the town is treating us with the cash side. They need to up the ante...say double the cash and I'll support it and they'd still be stealing it from us but it would be alot more tolerable then it stands right now.
If anyone would like to meet in person to discuss this, shoot off a message on this site and I'd be glad to meet up with you for coffee, a beer or a slice.

God I love this place (and the district as well) As stated earlier it might not be the best deal but it is the only deal on the table. Can we as a community afford to say I will see you this but raise you that? Lets just get this started...it will still take a considerable time to complete after the t.s are crossed and the i's are dotted....

Go Plainedge - The Plainedge Architects have been in the building to do a visual inspection of the property. Although not an engineers report, they indicate no visible major issues to be dealt with. They discovered that the roof will need repair sometime in the future so the Town came forward with $235,000 in addition to the 1.5 Million for those repairs. In addition, I am supportive of spending money on a full engineers report ONLY after this community and the Town have come to an agreement to move forward.....Just like everyone did when they purchased their homes in Plainedge.
If the engineers report discovers unforseen issues and problems...... You vote NO. Simple as that. Everyone thinks that this is the end all be all of the transaction. it still has to be voted upon by the community.
78ptownpower - Your recommendation at the Tuesday night meeting to sell the property to a private developer had nothing at all to do with the children......Also, do you think we are the only Neighborhood looking to have a field built in their community? You try to play real hard ball and ask for unreasonable requests and they will move elsewhere. They are already renovating fields for us that are not part of the physical transaction.
Come on, as someone with a background in real estate you should know this is a buyers market right now. Also, Mrs P'simer explained quite clearly Tuesday night how they arrived at the 1.5 Million dollar cash value. It represents the average difference in the two appraisals with the properties involved.
This is the frustrating part......People passing around half accurate information inciting the rest of the community. Its enough to want you to lose your lunch.
The people in this community are very intelligent people.....Please stop acting like your the only person in the know between Broadway and Hicksville Roads.
I am glad to see that you are NOW supporting the creation of the fields. I am sure all the children in this community will enjoy utilizing them. Even your children !!!! ;D ;D ;D ;D ;D

Parklover - Me recommending anything at tuesday's meeting would be a neat trick since I wasn't there. Nor was I there on thursday. I currently work retail and I didn't get home til after 11.
Now Parklover, what you say about the difference in the appraisal is a half truth. The 1.5 is after what the town says it will cost to tear down the building. That's not how it should work. They took the 350K per lot number and subtracted 250K per lot for costs involved in the tear down. That's where the 100K per lot comes from.
Yeah, playing hardball like asking for what it's worth...WOW! How dare us. I suggest you go read the appraisals posted on the web site and decide for yourself. If you're not sure how to interpret it take it over to BonAnno or any other real estate office and ask them to help you. Or, as I stated in the previous message, I'd be happy to meet with anyone and discuss it in person.

78-- I READ the appraisal on line for both properties days ago and I'm STILL for the deal. You have to consider that this is not your NORMAL real estate transaction, that we are getting a beautiful park that the TOB is footing the bill for in addition to improvements at John H West and 1.5MM in cash. I agree with ParkLover..playing hardball is not going to get us more cash...its going to cause the TOB to walk away from this deal and give it to another community. And I also agree that the spreading of misinformation is a disease that this community can't afford. I respect your right to have a differening opinion so I won't be participating in any name calling. But by attending meetings some of your questions may get answered....or perhaps email the BOE and ask----if work commitments prevent you from going... I firmly believe we are not be taken as "suckers" and to state that is an insult to all of us who are highly intelligent, professional hard working individuals.. In addition, lots of us on this board work tirelessly as volunteers for our kids and our community, so its refreshing to finally have something on the horizon that would benefit everyone.

Ask for more cash. They will say yes or no. At least try. At that point proceed. They would not walk away from the deal.

If anyone has received the current Talk of The Town please read the article on the SEA fund bonds. To quote from Mr. Venditto "Everywhere you look, you can see the fruits of the first two SEA bonds." We have been paying for other communitites improved parks and fields, it's time for Plainedge to receive help also. I love the sound "Plainedge Community Park," write, beg, call, do whatever it takes!

78 ---- For a second there I thought you were Landek....At least he shows up to meetings. So let me get this straight.....We completely ignore the renovations that they are not required to do at West? Is that included in the appraisal??? How about the moving and building of the West Playground??? Is that part of the appraisal? The town has been doing things for us that they are not required to do for quite sometime now. How about the creation of the fields in this community instead of another neighborhood. I find it hard to believe that this Administration employs attorneys and experts to represent us..... But you know better because you took an 8 week course in Real Estate. ROFLMAO !!!!!! ;D ;D ;D ;D ;D I believe Devils is right.....Your softening up. Do the right thing and just get on the train because its pulling out..... There is still time to be part of this winning team.

Look. It comes down to this. This park will be built: either in Plainedge or in another town and WE will pay for it through our TOB tax dallars so why not get something for our money. Anyone who votes NO on this is handing a prize to another community. I hope the residents of that community send you a thank you card for your stupidity.

You are correct... the SEA Fund will be replenished and the town will continue its purchase of new open space and refurbishments of existing parks.
Dont forget that ALLEN PARK is trippling in size when they finish the cleanup of the liberty site. The town does have options as far as relocating some of the town hall functions to that location.
The town will continue to move forward with or without us... lets get our park!

We have started a petition to show the TOB that the majority of the residents of Plainedge support this swap and plan. My neighbor and I walked our neighborhood and spoke to people in 41 homes and got 52 signatures. Only 7 homes did not want to sign. This is 83% of households supporting the plan.
What I learned by going door to door is that many people have not heard of the proposal and/or do not understand it. We had to explain to quite a few people (about two thirds of the homes) what Packard and Picken are and the history and the plan. Some had heard something about it, but did not understand the particulars. Many only heard of the plan for the first time with the TOB mailing a few weeks ago. One household thought the plan was to give away the new middle school (they did not even know Packard existed).
So community education, through word of mouth, publications, etc. is extremely important.
Questions/comments we received included = What and where is Packard/Piken? How will it impact my taxes? If they sold it to a developer to make houses, we would get a lot more. Who is paying for the TOB office building? They told me my taxes wouldn't go up last time, and I didn't get enough back from Star to offset the tax increase I got.
So, we do have some work ahead of us to get the word out and help the community understand what is on the table and what is at stake.

As usual you are unbelievable.....Great Job. You are truly one of Plainedge's finest. How many other people would walk the streets collecting signatures on a Saturday? I know....Your gonna tell me you had three friends with you. This town is just simply awesome.

I wouldn't be so concerned about the people totally naive to the deal. There is a very good chance they will never vote for it. This deal is a grounder as compared to our budget fights for the last couple of years. We would pass 3 to 1 in a vote tom. We have to focus on TOB and make sure they feel our love to offset the nonsense they dealt with on 9/24 from people like Landek and 78. 78 is turning around and will be with us shortly. How about it 78 what do you think. Are we all still stupid and suckers. Come join the true PLAINEDGE community.
