I just read the appraisal reports posted on the district site. In simple terms we're getting hosed. The appraisal on the Picken site was for highest and best use. The appraisal on the Packard site states that it would be worth more for developement but the appraisal was for zoned as is and as is. Not for highest value and best use. My 2 cents. I am now against this proposal as is. The town needs to put more dollars on the table, alot more.

what makes this deal a bit different then the ones referenced above is that we are not building homes on this site which would yield a 1 time tax break and then put more students back into our existing schools which are bursting at the seams. So you admit we're busting at the seams. Does that mean you are willing to keep funding bonds to pay for building additions on to schools as needed? The park lasts forever, we have Picken to use a later date if needed and no new homes built which would put more kids back into our schools. You're assuming that everyone that buys a new home will have or soon will have kids in the system. I have two new neighbors...no kids. They are past their child-bearing years. And the problem is? We don't know what we're getting! We've heard how "bad and rundown" Packard is. We saw photos of rusted steam pipes and scare tactics of asbestos (which poses no danger unless it is failing - that was not mentioned). All of these are expected with a building of that age. HOWEVER, we didn't SEE ONE bit of information about what we're getting. We didn't see a detailed evaluation of the Picken property. We didn't see structural reports like we did on Packard. 78Ptown makes a valid point.....would a tenant want traffic and trash coming through their building weekdays and weekends. If I was that business owner, I would have to think twice about signing that lease. The community is hesitant based on past history of getting information (or lack there of) from the administration and BOE.....and rightfully so. The information that we do receive is ALWAYS skewed for whichever way our administration wants the project to go.

I guess my thought is one BIG building in bad shape for one Medium size building in less bad shape... and we get a park. And in my humble opinion, this cash starved community would never ever float a bond to Open a new school ever again whether it be Packard or Picken. We struggle enough getting the budgets through. I can see smaller projects whether they make more sense or not getting through (East Plain Expansion). I really thought this issue was dead once we decided to build the new MS by adding on to Northedge

For those that question where the money is coming from to pay for the building of a new sports field, and TOB building look no further than the TOB website and the SEA Bond proposal. This will be on the ballot for this November. www.oysterbaytown.com/

thanks for the info Go..that was helpful. I have to say i've been reading the posts and fail to see the downside in this deal. Yes there is more information that the town and school board needs to provide but i'm sure they will provide it. We save over $120K a year in expenses to keep packard open, we get rent from the town while they lease pickens from us for the next 3 years and we get a beautiful state of the art park and field complex, plus an additional $1.5MM. The drawings look beautiful.... what is the alternative...an empty building that will just continue to rot and decay and only further depreciate the neighboring home values? We aren't going to have private homes built on this land nor should we. I think this deal is a win win for both our community and the TOB and our kids...

Why isn't anyone able to answer the question what will happen to the wrestling room at Packard? There is no room at the High School. All practices are done at Packard. There must be shower facilities at Town Hall in order for the program to continue there. How much will that cost the tax payers? Heard rumor the wrestling team will have to practice in the High School Cafeteria, another brilliant idea. I am not against the trade I am just saying we always seem to have to pay for things one way or another. Nothings comes easy in this district. Go on. All yell at me now!

The supe has said that the wrestling team could/would move back the expanded weight room in the HS. It operated in that area across from the main gym for years.

When is the Plainedge Field going to be finished? Spring? I went to one of the discussion meetings earlier in the year, looks great, Packard is long gone now. Is there a site or a board somewhere that gives updates?
